August: The Month Everything Resets

There's something about the back-to-school season that makes you want to get your life in order. The kids are out the door, the house is quiet during the day, and suddenly you notice things you've been too busy (or too hot) to deal with all summer.

Like the outside of your house.

If you're a homeowner in Palm Beach Gardens, Jupiter, or anywhere in Palm Beach County, August is the perfect time to take a hard look at what summer did to your property. Because let me tell you -- our summers are rough on homes. Three solid months of daily afternoon thunderstorms, 90-degree heat, near-100% humidity, and relentless UV exposure take a toll that you might not fully appreciate until you really look.

The Summer Damage Report

Before you make a plan, you need to assess the situation. Here's what to look for on your late-August walkthrough:

Your Roof

Walk out to the street and look up. After a full summer of rain and heat, your roof has been through it. Look for:

  • New dark streaks that weren't there in May (algae thrives in summer conditions)
  • Green patches on north-facing sections or shaded areas
  • Debris accumulation in valleys and along edges
  • Any visible damage from summer storms -- missing shingles, lifted edges, dented flashing
Summer is prime growth season for Gloeocapsa Magma, the black algae that colonizes South Florida roofs. If you see new streaking, it's been growing aggressively for months and will continue into fall unless treated.

Your Walls and Siding

Walk the perimeter of your home and really look at the walls. Check:

  • Mildew and mold growth, especially on north-facing walls and areas near landscaping
  • Green algae creeping up from ground level
  • Dirt and grime lines from rain splash-back
  • Cobwebs and insect nests (wasps love building under eaves during summer)
  • Any paint issues -- bubbling, peeling, or discoloration from moisture intrusion
That green-black film creeping up the base of your walls? That's been getting worse every day this summer. The constant moisture cycle -- rain, humidity, heat, repeat -- is exactly what mold and algae need to thrive.

Your Hardscapes

Check your driveway, walkways, pool deck, patio, and lanai:

  • Algae and mold buildup (that slippery feeling when wet)
  • Staining from leaf debris and tree sap (especially under oaks and ficus)
  • Rust stains from irrigation water or fertilizer
  • Oil stains from vehicles baking in summer heat
  • Cracks or settling that may have worsened with heavy rain

Your Gutters and Drainage

Summer storms dump a lot of water, and they dump a lot of debris:

  • Overflowing gutters = clogs from leaves, twigs, and roof granules
  • Standing water near your foundation after storms
  • Staining below gutter lines from overflow
  • Downspout extensions displaced or damaged

The Fall Prep Priority List

Now that you know what you're dealing with, here's how to prioritize. This isn't a "do everything this weekend" list -- it's a strategic order of operations that makes the most of your time and budget.

Priority 1: Gutters (Do This First)

Why gutters first? Because September is statistically the peak of hurricane season in South Florida. Most people think June 1st is when they should worry, but the historical data tells a different story. The peak of Atlantic hurricane activity falls between mid-August and mid-October, with September being the most active month.

If a major storm rolls through Palm Beach County with clogged gutters, you're looking at:

  • Water cascading over gutters and pooling against your foundation
  • Potential water intrusion through fascia boards
  • Gutter damage from the weight of waterlogged debris
  • Landscape erosion from uncontrolled water flow
Get your gutters cleaned and inspected before the peak of hurricane season. It's one of the least expensive exterior maintenance tasks, and it has an outsized impact on protecting your home.

Priority 2: Roof Cleaning

Once gutters are handled, address your roof. A professional soft wash in late August or September does double duty:

1. Kills the algae and mold that's been growing all summer before it causes further damage 2. Gives you a clean roof heading into the fall inspection season (insurance companies in Florida are increasingly doing annual roof checks)

A clean roof also performs better in storms. Algae-weakened shingles are more vulnerable to wind uplift. Debris stuck on your roof can become projectiles. Clean surfaces shed water more efficiently.

Priority 3: House Wash

With the roof clean and gutters clear, wash your walls next. A professional house wash removes all that summer mold, mildew, and grime. This is especially important if you're planning any exterior painting or touch-ups -- paint won't adhere properly to dirty or contaminated surfaces.

Pro tip: Always wash from top to bottom. Roof cleaning chemicals and runoff will dirty your walls, so doing the roof first means you only wash the walls once.

Priority 4: Hardscapes

Finally, address your driveway, walkways, pool deck, and patio. These are lower priority than the structural elements above, but they're where the biggest visual impact happens. A clean driveway alone can transform how your property looks from the street.

Why September Is Actually When You Should Worry

Let's talk about hurricane season for a minute, because I think a lot of Palm Beach County homeowners let their guard down by September.

The Atlantic hurricane season officially runs June 1 through November 30. But here's the reality:

  • June-July: Tropical storms are possible but major hurricanes are rare
  • August: Activity ramps up significantly
  • September 10: The climatological peak of hurricane season
  • October: Still very active -- some of our worst storms have hit in October
  • November: Activity drops off but isn't zero
When we had Hurricane Frances and Hurricane Jeanne back-to-back in 2004, they both hit in September. Hurricane Irma made landfall in September 2017. Hurricane Ian struck in late September 2022.

The point is: if your exterior maintenance has been on the back burner all summer, September is NOT the month to keep procrastinating. Get your home buttoned up while you can.

Beat the October Snowbird Rush

Here's a practical scheduling tip that saves you money and frustration: book your fall cleaning now, not in October.

Every year, we see the same pattern. Snowbirds start arriving in Palm Beach Gardens and Jupiter around mid-October. By November, they're flooding every exterior cleaning company in the area with calls to get their seasonal homes looking pristine.

That means:

  • Longer wait times for scheduling (2-4 weeks instead of days)
  • Higher prices at some companies that charge premium rates during peak season
  • Rushed work from companies trying to cram in too many jobs
  • Less flexibility for rescheduling due to weather
By booking in late August or September, you get:
  • Faster scheduling -- we can usually get you on the calendar within a week
  • Better attention to detail -- we're not racing through jobs
  • Your pick of appointment times
  • Your home protected before peak hurricane season, not after

Budget Planning for Year-End Maintenance

August is also a great time to think about your exterior maintenance budget for the rest of the year. Here's a rough breakdown for a typical Palm Beach County home:

Essential (Do Before November)

  • Gutter cleaning: $100-$200
  • Roof soft wash: $300-$500
  • House wash: $200-$400
  • Driveway pressure wash: $150-$250
Total essential package: $750-$1,350

Nice to Have (If Budget Allows)

  • Pool deck/patio cleaning: $150-$300
  • Fence cleaning: $100-$250
  • Screen enclosure wash: $100-$200
  • Window cleaning: $150-$350
Total with extras: $1,250-$2,450

Many homeowners find it easiest to bundle these services. Most professional companies -- us included -- offer package pricing that saves 10-20% versus booking each service individually.

Your Back-to-School Homework

Think of this as your homeowner homework assignment for the new school year:

1. This week: Do the walkthrough inspection outlined above. Take photos with your phone so you have a record. 2. This week or next: Call to schedule gutter cleaning and roof washing before September. 3. September: Get your house wash and hardscape cleaning done. 4. October: You're ahead of the game. Your home is clean, protected, and ready for whatever the rest of hurricane season brings.

The kids are back in school, routines are returning to normal, and it's the perfect time to get your home's exterior back on track after a long, brutal South Florida summer.
